Should you sell your house without an agent?

Buying a new home is tiring and confusing as it is, but selling a home is equally daunting. You have this constant fear that what if you sell the house below what it’s worth or that if anybody will buy it or not in the amount of time you are hoping to make the sale.

Sometimes, people also prefer to have no middleman and go without selling any real estate agent because you don’t want to pay the real estate agent the commission.  It is something you can also do yourself. But with a few things kept in mind, you can nail whole process if you are going the solo route. Here are a few  pros and cons to find out if selling your home without a real estate agent is right for you or not:

Pros

No commission

One of the first things that come into mind when selling your home to someone without a real estate agent is that you don’t have to pay any commission. Well this is true for at least one side you would still have to pay the buyer’s agent the selling fee as well.

Learn the art of selling a house

Many people don’t realise but private owner sales  can be a great learning experience for them. Just like others, you too can learn how to sell your home and who knows one day you can be a real estate mogul yourself?  Or at the very least, if in future you need to sell your house again, you would have this experience with you and you won’t make the same mistakes you did with the last one. You can also pass down the house selling tips on to others as well.

It’s all in the details

If you are someone who pays attention to details a lot and at the end of the day prefers to do things yourself, selling without an agent is maybe something you can manage.  If you are going to be checking up on the real estate agent and micromanaging things, its best to go without one.

Cons

You might not have the salesmanship to sell a house

If it is your first time selling your house then it could be a bit of a hassle for you. Your phone might be ringing all day and even at night just because people might be calling you to find out more about the house. You might not have the skills necessary to sell a house but luckily there are websites where you can post the pictures and videos of the house and it would make the selling process easier.

Lots of work

Selling a house requires a lot of work to be done on your part especially if you don’t have enough experience or the know how to do so. From moving to showing people around and negotiating the deals, it can double the work for you as opposed to having your own real estate agent doing it for you.
